No. The Villas are the only homes at Traditions which are not subject to the 1% fee due upon resale.

No. Unlike other "sub" HOAs at Traditions, which pay two sets of HOA fees, the only HOA fees attributable to the Villas are the maintenance fees charged to you by the Villas HOA.

chevron_rightDoes the Villas HOA pay income taxes?
Only on investment income. As a non-profit homeowners association, we must file IRS Form 1120-H annually. You can find copies under the "Documents" icon on the navigation pane, on the left side of the home page. We pay no taxes on funds received from homeowners. However, to the extent those funds earn interest in our HOA money market account, we do have to pay tax on that interest. Your developer has prepared & filed those returns at no charge on behalf of your HOA.

If your request is specifically for grounds maintenance, please use the email link under "Scheduled Maintenance" on the homepage -- that email goes directly to our grounds maintenance contractor.

chevron_rightIs membership at Traditions Golf & Country Club required?
Yes. Just as with all real estate owners in the Traditions subdivision, our Declaration requires that each Villa owner also be a member of the Club. The required membership is the lowest level, a social membership.

chevron_rightWhat construction guidelines apply to The Villas?
A. Because of the maintenance requirements of your Villa that your HOA has, we want to insure that all Villas are built to a certain standard. That standard may change as construction methods change. As of today, the following Guidelines for Villa Construction apply.
B. In addition, in order to help your HOA's Architectural Review Board (ARB) determine whether contracts are in compliance with these requirements, and in order for your HOA to help YOU choose from among competing bids (whether fixed price or cost plus) and competing contractors (all of which are subject to ARB approval), we require that all bids comply with the Additional Construction Specifications.
C. Finally, please note that your construction contract must be on the Texas Association of Builders form for Cost-Plus or Fixed Price Contracts. The Guidelines for Villa Construction from paragraph A and the Additional Construction Specifications from paragraph B must be incorporated into your contract and made a part of that contract, for your protection and that of your HOA.

On Thursdays. Please remember that your trashcan should not be viewable from Founders Drive except for Wednesday night through Thursday night. If there is an issue with timing for you, please contact the Villas HOA manager.

chevron_rightWhat does the annual maintenance fee cover?
In general, your annual maintenance fee of $3580 covers grounds maintenance, which includes irrigation system care & testing & exterior pest control, ad valorem taxes on common areas, utilities for common areas (water & electricity), telephone for the main gate, gate maintenance for both gates, general liability insurance, accounting, legal & bank charges. The $1000 sinking fund assessment is designed to be assessed annually for five years so that there is a $5000 sinking fund per Villa in reserve for major expenditures such as private street maintenance. This $5000 sinking fund will be topped up by billing when expended. For more detail, see "Budget" under "Documents" on the navigation pane.
Please note that the annual maintenance fee has changed only once since 2005, as a result of the record droughts in 2011! We are very proud of that!

chevron_rightWhat insurance does the HOA carry?
Your HOA carries general liability insurance and an excess liability policy, with respect to the common areas. Your HOA also has professional liability insurance. The only property insurance your HOA maintains is on the two gates. The Insurance Certificates are posted under "Documents."

chevron_rightWhat insurance should a Villa owner have?
Notwithstanding our legal "condominium" status, because each Villa is free-standing and not physically connected by construction to any other Villa, each Villa should be insured as a stand-alone dwelling, using a standard homeowner policy. No condominium endorsement is required, because each Villa owner is responsible for insuring the entirety of his own Villa, not just from the studs inward (as would be the case with a typical, shared-wall condominium).
Please submit the declaration pages of your individual homeowner’s insurance policy to webmaster@thevillasattraditions.com each year prior to the annual meeting. The declaration pages are required to be updated by Villa owners every year as per the HOA bylaws.

chevron_rightWhy are The Villas condominiums?
The condominium concept is well-suited for non-residential ownership, where management in place will largely be relied upon for maintenance. In this manner, it enables us to contract for the entire group for such things as grounds maintenance, repairs to our private street, gate maintenance, etc.
